Book direct and save
Fill in your dates and details and send us a booking request. Booking direct saves you 10% on the Airbnb price, and up to 15% on longer stays. We'll confirm availability, usually within a couple of hours during business hours, and send bank details for a 10% deposit. Your booking is confirmed once the deposit arrives. We can't hold dates before then, so they may be booked by someone else in the meantime.

Before you book
We'd rather you knew now than found out on arrival.
Stairs and the bathroom
Both bedrooms are upstairs and the only bathroom is downstairs, so the home isn't ideal for young children or guests with limited mobility.
A quiet street
Neighbours are close, so the cottage suits relaxed stays rather than parties or gatherings. Quiet hours are 10pm to 8am.
Registered guests only
Only guests named on the booking may stay, unless agreed in advance. This is for insurance.
Light sleepers
Both bedrooms have small windows without blinds. Bedroom 2 has a louvred glass wall over the dining room with a roller blind.
A compact home
The cottage is compact, and photos can make rooms look a little larger than they are.
Pets and allergies
Pets have stayed here before, so the home may not suit guests with allergies.
Security camera
A motion-activated security camera faces the street.
Local wildlife
Like most Sydney homes you may hear a possum on the roof or see the odd mosquito or huntsman spider, especially after rain. Bug spray is provided.
Questions
What are the check-in and check-out times?
Check-in is from 3pm and check-out is by 11am. It's self check-in with a smart lock, and we send your door code and arrival guide a couple of days before you arrive.
Is there parking?
Free street parking, with a two-hour limit between 8am and 6pm, and a few all-day free spots nearby. Council parking passes are $2 a day and must be arranged in advance, so let us know when you book if you need one.
How far is the city?
Erskineville Station is about a five-minute walk, and trains reach the CBD in around ten minutes.
Can I bring my dog?
Yes. Tell us when you book and we'll send our pet notes. The main one: dogs can go on the sofa or beds only on top of a blanket from home.
Do you offer weekly or monthly rates?
Yes. Email us your dates and we'll quote a weekly or monthly rate. We can invoice an employer or insurer directly.
Can I work from the cottage?
Yes. There's free Wi-Fi, and the dining room doubles as a quiet workspace.
How do I pay when I book direct?
A 10% deposit by bank transfer confirms your booking. Until it arrives we can't hold the dates. The balance is due by bank transfer 7 days before check-in, together with a refundable security deposit of 25% of the booking cost. We'll send you a reminder. If you're booking less than 7 days ahead, everything is due when you book. We refund the security deposit in full within 14 days of check-out, unless there's damage to claim.
Can I smoke at the cottage?
No. Smoking and vaping aren't allowed anywhere on the property, inside or out, including the courtyard.
What is the cancellation policy?
Cancel at least 14 days before check-in (3pm, Sydney time) for a full refund. Cancel between 7 and 14 days before check-in and we'll refund 50% of the nightly rate. Within 7 days of check-in, bookings are non-refundable. We recommend travel insurance for unexpected changes or flight delays.
